6月70城房价最新出炉 房价涨幅稳中有落 深圳二手房持续下跌

理99.6102.6102.299.9102.6102.2100.3101.8101.2二、三线城市新建商品住宅销售价格环比分别上涨0.5%和0.3%,涨幅比上月均回落0.1个百分点;二手住宅销售价格环比分别上涨0.4%和0.2%,涨幅均与上月相同。二、三线城市新建商品住宅销售价格同比分别上涨4.8%和3.7%,涨幅比上月分别回落0.2和0.1个百分点;二手住宅销售价格同比分别上涨3.5%和2.6%,涨幅均与上月相同。专家观点贝壳研究院首席市场分析师许小乐认为,本月市场的回调主要是购房信贷环境收紧所致,特别是部分银行阶段性暂停发放二手房贷款,带动市场预期回调,杭州、重庆、广州、成都等城市二手房房价涨幅均收窄。二手房指导价持续释放调控效果,深圳二手房价连续第二个月环比下跌,同比涨幅降至10%以内。对于七月或下半年房价走势情况,58安居客房产研究院分院院长张波认为,进入7月,受天气等众多原因影响市场热度将会有所下降,但预计今年7月的房产市场依然会有着多样化表现。最重要的原因是22城的土地集中供给,一年三次的集中供地上半仅集中供给了一次,另外二次都会在下半年。这就极大考验房企的资金实力,在这一背景下,房价会从下半年伊始就加快出货节奏,快速回笼资金以备拿地,因此部分热点城市的出货会加速,部分去化慢的城市或加大促销力度,房价的表现也将分化。来汉园茗院买房,意味着怎样的机遇
